Requesting information about a development plan
Service description
Before you make detailed plans for how you will develop a plot of land that you have purchased or intend to purchase, you should clarify what is stated in the relevant development plan.
The qualified development plan legally stipulates which structures and other facilities are permitted on a plot of land. Among other things, the following specifications are made:- the type of building use (e.g. residential, mixed, commercial area),
- the extent of building utilisation (e.g. number of storeys and floor space, height, number of full storeys),
- the construction method (open or closed construction method),
- to the buildable property area,
- to the local traffic areas.
The simple development plan, which does not fulfil the requirements of a qualified development plan, only contains individual stipulations as binding regulations and is supplemented by the regulations of the applicable Sections 34 and 35 of the German Building Code (BauGB).
Who should I contact?
A development plan is adopted by the local authority as a statute. It then becomes legally binding upon publication.
